Rental Requirements

**All Adults (18 years old & older) Fill out Application
$40.00 fee per adult (18 years old & older) Roommates must qualify as individuals. We do not combine incomes. Each person must make Three Times The Rent.
If you are leasing now, please give your notice so we may receive information needed from your landlord.
**We will need a copy of Drivers License for all adults to process the rental application. Driver's license must be legible and picture clear, not redacted. Scan or take picture of Driver's License with phone and email over to us.
If you are Self Employed, we will need last year's Tax return and/or last 6 months bank statements. Owner may require both.
Must have a credit score of 650 or above with good credit. If you have a rental judgment or eviction, you do not qualify. Must make at least 3 times the rental amount. No late payments, collection judgments or foreclosures. Income cannot include child support payments.
**Pets with owners approval. Inquire about larger pets & larger deposits prior to submitting application. Must submit picture of pet(s) with application. Pet deposit is $500 per dog & $300 per cat.
Certified funds or money order for all application fees, deposits and first month's rent.
No smokers inside property including garage.
Tenants Responsibilities: Unless otherwise stated and agreed to in the lease, tenant will be responsible for all yard care, including but not limited to fertilizing/weed control, carpet cleaning at end of lease term, watering foundation and yard on a schedule per city ordinance and adhering to all HOA rules & regulations if applicable to the property.
